Get Pre-Qualified - it’s important to know exactly how much you can afford and WANT to afford. What the lender approves may not be what you are comfortable paying.
Aesthetics Can Be Changed - flooring, light fixtures, plumbing, paint colors and wallpaper can all be changed. Don’t let the lime green wallpaper turn you off of your potential YOU-nique home.
Don’t WAIT! - if you fall in love with a property, don’t wait to make your offer and risk the home you fall in love with selling to ANOTHER buyer! If you love the home, don’t wait for someone else to live in your YOU-nique home – have the steps in order to be prepared to write an offer!
Compare Sales - to determine the best price to offer, or to know if the asking price is correct, look at the recent sales of similar homes, called “comparable sales.”
Know the Home Buying Process - be a willing and able buyer who knows their buying power and don’t get blindsided by any steps you didn’t anticipate.

Declutter. Declutter. Declutter - You want potential buyers to see the personality of your home but also be able to envision their own furnishings. A cleaner, blank canvas makes this easier. You may have beautiful, custom built-ins but if they are crammed with books, picture frames, and choxies, it will overwhelm the potential buyer and they will notice the items, not the built-in feature.
Make the right improvements - make improvements and repairs that will get the best bang for your buck. The cost will be far less than the quote from the home inspector or the concessions buyers ask for when you can price-shop and use a little bit of elbow grease beforehand.
Be open to staging - a recent study by the National Association of REALTORS® reports 96% of buyer agents claim staging had some effect on their clients’ view of homes. Staging made it easier for clients to visualize the properties as a future home and they were more likely to overlook property faults.
Price your home ON the market - many sellers want to price their home above the market in hopes a buyer will make an offer, they can make extra money, or have room to negotiate. Truth be told, pricing should attract buyers and offers. It’s important to price your home ON the market so it generates lot of buyer interest…and ultimately lots of offers.
Your home needs to be properly promoted - in the “olden days” agents would use the old 3Ps. Put a sign in the yard, Place the listing on the MLS (Multiple Listing Service), and Pray that it sells. Times have changed and everything is digital. Ensure the marketing of your property will be effective for today’s buyers.

Declutter. Declutter. Declutter - same benefits as when preparing your home to sell. Do you feel you are out of cabinet and closet space? Sometimes just assessing what you have and looking at it in 3-4 categories: everyday use, rarely use, never use, and go helps clarify your perspective of the space.
Combine like items - Do you have baking pans in three different cabinets or light bulbs stored in random places? Store them together in a logical space so you know, when I need a light bulb, I go here.
Look at space as real estate - prime real estate to be exact. Don’t let items that aren’t used every day take up an easily accessible cabinet. Think, “this is prime real estate, do I really need my Christmas dishes taking up my prime real estate"?”
Left to right, top to bottom, focus, focus, focus - I heard this on a podcast one time and I apologize I’m not sure who to give credit to for the quote. This is where you start!! When you open a crammed closet and think, where do I even start? Just tell yourself “left to right, top to bottom” and you will have a starting point and then your re-organization will just flow.
Pick a color scheme to use throughout your home - this brings style and personality to the home and connects the spaces. Use pops of the same colors with pillows, accessories, and rugs. (Kids rooms and baths get a pass. Make them reflect your child’s style and favorite colors)
